What happens if I sell my house before/after the homestead rebate is applied to my property taxes?

Homestead rebate credits that have been applied to property taxes are not to be transferred or altered due to change in homeownership.

Applicants are given very specific instruction (Page 2 of the instructions for the Homestead Benefit Application) regarding the sale of the property as follows:
  • If the house is sold before filing the application, answer "NO" to question 9.
  • If the house is sold after filing,  the amount of the benefit must be taken into consideration at settlement as the benefit stays with the property, not the owner.
Any questions or concerns that the current or previous homeowners have, should be directed to the Division of Taxation hotline at 1-888-238-1233.
